Statutory planning for restaurants, hotels and other licensed premises across Victoria, from site assessment through to obtaining a planning permit and endorsed plans.
S4 is a development and project management practice, in addition to providing statutory planning services. When you engage us, you have access to people who also manage the acquisition, design, construction and funding of a range of property developments.
Every recommendation is made with the whole project in view, from the first conversation with council to the day the project is complete.
A liquor licence is granted by Liquor Control Victoria, and the sale and consumption of liquor no longer requires a separate planning permit. A permit may nonetheless be required for the use of the land, such as a restaurant, hotel or tavern, and for associated buildings and works, depending on the zone and any overlay affecting the land.
Where a permit is required, the application is assessed with particular regard to the nature and intensity of the use, its hours of operation and its effect on the amenity of the area. We coordinate the planning application with the licence application, together with the acoustic and traffic advice each requires.
We represent operators, landlords and investors from site assessment through to planning permit and endorsed plans, in direct consultation with council and referral authorities.
Relentless Focus. Superior Results.
