Rural Dwellings and Land Use

Rural dwellings and land use.

Statutory planning for dwellings, farm buildings and the use of rural land across Victoria, from site assessment through to obtaining a planning permit and endorsed plans.

Overview

Planning advice and strategy, grounded beyond planning.

S4 is a development and project management practice, in addition to providing statutory planning services. When you engage us, you have access to people who also manage the acquisition, design, construction and funding of a range of property developments.

Every recommendation is made with the whole project in view, from the first conversation with council to the day the project is complete.

Permit and Assessment

Agriculture, siting and servicing.

Dwellings and buildings on rural land are assessed with particular regard to the agricultural use of the land and of adjoining land, the protection of productive agricultural land, the siting of the development, and its access and servicing. Where the Bushfire Management Overlay applies, the response to bushfire risk is also considered.

We prepare applications that address these matters from the outset, coordinating land capability, farm management and bushfire advice into a single, considered submission to the responsible authority and referral authorities.
