Statutory planning for small second dwellings across Victoria, from site assessment through to obtaining a planning permit and endorsed plans where one is required.
S4 is a development and project management practice, in addition to providing statutory planning services. When you engage us, you have access to people who also manage the acquisition, design, construction and funding of a range of property developments.
Every recommendation is made with the whole project in view, from the first conversation with council to the day the project is complete.
In many residential settings, a small second dwelling may be constructed without a planning permit. Where a permit is required, whether by the zone or by an overlay affecting the land, the application is assessed with particular regard to siting, neighbourhood character and the amenity of adjoining properties.
We confirm the planning requirements at the outset and, where a permit is required, prepare a considered submission to the responsible authority, coordinated with the design of the dwelling and the building surveyor.
We represent landowners and builders from site assessment through to planning permit and endorsed plans, in direct consultation with council and referral authorities.
Relentless Focus. Superior Results.
