Overview

Planning advice and strategy, grounded beyond planning.

S4 is a development and project management practice, in addition to providing statutory planning services. When you engage us, you have access to people who also manage the acquisition, design, construction and funding of a range of property developments.

Every recommendation is made with the whole project in view, from the first conversation with council to the day the project is complete.

Permit and Assessment

Yield, design and amenity.

Townhouse and multi-lot developments are assessed against the standards of the Townhouse and Low-Rise Code, with particular regard to built form, the amenity of adjoining properties and the amenity of future residents. These standards, together with the zone and any overlay affecting the land, determine the yield a site can achieve.

We establish that yield at the outset through site assessment, and prepare applications that coordinate architectural, landscape, traffic and civil advice into a single, considered submission to the responsible authority. Our experience across development and project management informs each scheme, from feasibility through to endorsed plans and titles.
